North Texas Housing Market Continues to Balance Out
Greater Fort Worth Association of REALTORS® reports July housing stats
FORT WORTH, TEXAS—August 12, 2026—July’s housing market, as reported by the Greater Fort Worth Association of REALTORS® (GFWAR), continues to show signs of balance and stability, with some of the greatest movement found in cities within Denton County.
Denton County experienced slight price softening, with the median home price decreasing 0.9% year over year to $455,000. Active listings increased 1.9%, providing slightly more inventory, while closed sales decreased 3%. Months of inventory increased slightly from 4.8 to 4.9 months, suggesting balanced market conditions.
“The fluctuations we are seeing in the market goes to show how desirable Denton County has become,” 2026 Chairman of the NTX Council Brent Myers said. “The Metroplex continues to expand, and we offer the best of both worlds – quick access to Dallas and Fort Worth, along with room to settle down.”
Flower Mound continued its price growth in July, with the median home price increasing 5.6% year over year to $654,500. Active listings increased 13.9%, providing more available inventory, while closed sales decreased 3.9%. Months of inventory increased from 3.4 to 3.9 months, keeping the market balanced.
Highland Village saw price softening in July, with the median home price decreasing 5.2% year over year to $597,500. Active listings declined significantly by 18.3%, while closed sales increased 8.3%, reflecting stronger sales activity despite lower inventory. Months of inventory decreased from 3.6 to 2.9 months, continuing to favor sellers.
Lewisville posted price growth and increased sales activity in July, with the median home price increasing 4.6% year over year to $400,000. Active listings declined 12.8%, while closed sales increased 8.6%, reflecting continued buyer demand. Months of inventory decreased from 4.2 to 3.6 months, maintaining relatively balanced market conditions.
Tarrant County’s housing market underwent modest price growth in July, with the median home price increasing 1.4%year over year to $355,000. Active listings declined 5.2%, tightening available inventory, while closed sales decreased 9.5%, reflecting slower sales activity. Months of inventory decreased from 4.0 to 3.8 months, keeping the market in balanced conditions.
